The restorers of Villa Cozzano have maintained the typical Umbrian style of the house, keeping all of the details such as the chestnut beams, fireplaces and stonewalls. The property offers an excellent location with views over Lago di Montepulciano which is within a kilometre and Lago Trasimeno which is a mere 4 km away.
The apartments are very spacious and have been very tastefully furnished mainly with antique furniture, naturally each of the apartments has its own private entrance. The gardens are filled with pine trees and naturally there is a swimming-pool, a children’s playground, mountain bikes, golf (12 km), table-tennis, a bowling green and an archery range making this property idea for families. |

The restoration of the house was only completed a few years ago. All of the apartments have been newly furnished and include terracotta floors and modern bathroom fixtures. The special ambience of the house will assure you have a warm welcome.
The villa has its own olive groves, vineyard and many trees that offer shade from the sun. There is plenty of space here, both for those who wish to seek the company of others and those who are looking for peace, quiet and solitude.
There is a new communal room where you can enjoy wine tasting or breakfast on request or if you feel like a swim, why not enjoy the pool and the panoramic landscape surrounding it. From the poolside you can enjoy a fabulous view of the rolling hills of Umbria and views of Montepulciano, Chianciano, Lago di Montepulciano and Monte Amiata.
The next village Pozzuolo is about 3 km away from Villa Cozzano. There you will find a bank, a pharmacy, boutiques, a small grocery store and a garage.... everything you need and more.
Lake Trasimeno and the medieval town of Castiglione del Lago are approximately 10 km away.
Castiglione has been awarded the title of Città "Slow", a symbol of a high quality of life in Italy. There are 33 of these little "Garden of Eden’s", including Todi, Orvieto and Trevi. All of them are worth a visit. The criteria for the mark of distinction are good air, low noise levels, a high quality cuisine, fine wines and excellent service.
Excursions to destinations in Umbria and Tuscany are quickly reached. The information centre in Castiglione del Lago provides numerous brochures and information about the sights and events in the area.
Be sure and visit cities such as Chiusi, Paciano, Cortona, Montepulciano, Montalcino (Sant´Antimo, Gregorian chants) Siena, Arezzo, Perugia, Assisi, and Orvieto.
A comfortable, inexpensive train ride is all that separates you from Chiusi, Terontola, Rome, Florence or Orvieto. Buy regional goods in the village or the surrounding area. Ask for tips about restaurants, - the Umbrian cuisine is recognized as the best in Italy. |

All holiday home prices are in € per week for the number of people stated in bold unless otherwise stated in € per day. The second number illustrated next to the number of persons who can stay represents the number of additional persons the property can cater for. Sofa beds are provided for additional persons unless it is otherwise stated that additional beds can be made available.
Accommodation weeks usually run from Saturday to Saturday and include linen, water, electricity, and gas unless otherwise stated. The heating costs and housekeeping fees are paid directly to the landlord and are dependent on usage. **Please be aware heating costs are expensive in Italy**.
Almost all landlords require a security deposit between 100 € and 250 € and for some of the more exclusive properties the deposit can be as much as 1000 €. The full balance of the deposit will be returned at the end of stay provided that the property is in the same condition and that are no damaged or broken items. All linens should be returned in the same number and unsoiled on departure. Terre Vitae reserve the right to request the balance due for any items that have been damaged and that have not been disclosed to the caretaker as a part of the contract signed prior to departure.
Please note that note that welcome packs are not provided by the owners on arrival and that some properties do not provide wine glasses.
